Veteran real estate attorney Joe DeMarco is joining Scarinci Hollenbeck LLC as a partner in the commercial real estate group.
In a Sept. 25 press release, the Little Falls-based business law firm welcomed DeMarco, an attorney with more than two decades of experience serving public and private sectors.
As a partner, DeMarco advises clients on complex real estate transactions with a particular focus on redevelopment initiatives – from negotiating agreements to securing local approvals to guiding projects through execution, according to Scarinci Hollenbeck.
DeMarco serves as county counsel for Somerset County, where he manages all legal matters for the county. He is also borough attorney for Roselle Park and redevelopment counsel for South Bound Brook.
Previously, he was business administrator for the City of Bayonne for four years and business administrator and assistant town attorney for West New York for three years. In those positions, DeMarco managed day-to-day operations of the cities, including negotiating and drafting redevelopment and financial agreements, overseeing updates to master plans, leading zoning and planning departments, and formulating long-term redevelopment strategies.
He also has experience representing private developers, investors and businesses in land use, real estate transactions and regulatory compliance.
‘Deal maker’
According to DeMarco’s LinkedIn profile, his arrival at Scarinci Hollenbeck follows six years as a partner at Cleary Giacobbe Alfieri Jacobs LLC in Oakland.
Commenting on his new role, DeMarco said, “Having worked both in government and alongside private developers, I’ve seen firsthand how complex and time-sensitive redevelopment projects can be. Joining Scarinci Hollenbeck’s Real Estate team gives me the opportunity to put that experience to work in a way that helps clients navigate challenges and achieve their vision for transformative projects. I am excited to bring my unique perspective to the team.”

Managing partner Donald Scarinci described DeMarco as a “deal maker.”
“Land use regulations, municipal ordinances, and politics are often central to the success of New Jersey real estate transactions, areas in which Joe brings extensive experience,” Scarinci said. “His hands-on redevelopment experience, industry insight, and commitment to public service are a tremendous asset to the firm.”
