A new industrial logistics center is slated for Jersey City, following demolition of the former New York Daily News printing site next to Liberty State Park.
Goodman Group announced completing demolition work and receiving planning board approval Nov. 20.
The company acquired the plot at 125 Theodore Conrad Drive from DN Property Co. LLC in March 2024 for $94 million. The proposed two-building development will deliver up to 427,130 square feet of industrial warehouse space across 17 acres. Goodman anticipates delivering the project by year-end 2026.
DN Property marked a partnership between New DN Co. and Twenty Lake Holdings. At the time, the company said the purchase represented an opportunity to build a warehouse on one of the most sought-after locations nationwide. The New York Daily News announced plans to outsource its printing operations in 2022.
Goodman says build-to-suit opportunities are available for a limited time. Potential uses include advanced manufacturing, logistics, food and beverage, cold storage, and operations requiring intensive automation or robotics, according to the company.
The onetime Daily News site offers views of Ellis Island and the Statue of Liberty, along with direct access to Interstate 78. It also boasts close proximity to New Jersey Turnpike, the Holland Tunnel and Port Newark – setting up exceptional connectivity throughout the Northeast.

Goodman says the updated property will offer modern and sustainable facilities to support customer productivity. According to its website, the property will offer industrial space ranging from approximately 122,000 square feet to 304,000 square feet.

Back in 2024, Goodman’s acquisition of the site was also exclusively managed by a CBRE National Partners team and the Northern New Jersey office.
