Recent updates at 3 Gateway in Newark helped secure 90,000 square feet in leasing activity at the Class A trophy tower.
Cushman & Wakefield announced the deals at 100 Mulberry St. Nov. 17. A team featuring Vice Chair Curtis Foster, Managing Director Jerry Shifrin and Associate Matt Zaplin partnered with landlord Aaron Stauber, president of Secaucus-based Rugby Realty, to reposition the property.
Ownership enlisted Gensler to design an exclusive tenant space: The Club @ 3. According to a spokesperson for Cushman & Wakefield, approximately $3 million was invested in the improvements at 3 Gateway. Work began about six months ago.

Law firm renewed its 27,000-square-foot lease, represented by CBRE Senior Vice President Jon Meisel and Vice President Joseph Sarno

Meal delivery service platform renewed its 13,000-square-foot lease, with Newmark Managing Directors Harrison Russell and Matt Himmelsbach representing the tenant

Crown ‘jewel’
The Club @ 3 is set to debut this month, according to CushWake. The new addition offers a mix of collaborative and functional space that can host company-wide meetings and events. Other features include the recently opened penthouse pickleball court and fitness center with locker rooms and showers. Located across from – and connected to – Newark Penn Station, the Mulberry Street tower also features dedicated on-site parking and 24/7 security.


3 Gateway is part of the larger Gateway Newark center. While connected to the whole, amenities there are exclusive to its residents. One of four towers, the remaining buildings have also received updates in recent years.
Managed and owned separately, Onyx Equities LLC has also attracted lessees since taking over and updating Gateway 1, 2 and 4. Newer tenants include WebMD and NJ Transit. Onyx also worked with Gensler on reimagining spaces. Opening the building up to the streetscape, The Junction and its “jewel box entrance” updated public areas within the complex, as well.
Altogether the urban campus boasts a total 2.3 million square feet of Class A office space.
Nearing completion on the capital improvements project, Foster described the recent transformation at 3 Gateway as “tremendous.”

Cushman & Wakefield also cited additional investments at Gateway Newark, such as upgraded infrastructure, exterior and facade enhancements, new retail options and an updated concourse with dining and service options.
