JLL’s Townes-Friedman team has brought the retail component at River Commons in Teaneck to full occupancy.
Englewood Cliffs-based The Kamson Corp. developed the three-story mixed-use property in 2021. Located at 764 New Bridge Road, it features 19 townhome-style apartments situated above 10,931 square feet of street-level retail space.
After securing a liquor store tenant for one commercial unit, ownership retained JLL to lease the remainder of the space. According to the firm, it aimed to find service-oriented tenants to serve as an added amenity for River Commons‘ residents, along with the wider community.
JLL Managing Director David Townes and Vice President Alana Friedman leased 1,474 square feet at the property earlier this year to Deja vu Bakery & Café. Completing the roster at River Commons, the team leased the remaining retail spaces to Kids United and Top Notch Performance Club, JLL announced Sept. 18.
A rapidly growing soccer development franchise, Kids United got its start in Staten Island in 2018. It boasts 22 locations nationwide and will occupy 3,452 square feet at the Teaneck property, with plans to open this fall, JLL said. Pierson Commercial Director Rob Mackowski represented the tenant in the transaction.
Top Notch Performance club leased 3,341 square feet. Coldwell Banker salesperson Miriam Yu represented the tenant in that transaction.
Well-rounded experience
Based in Bergen County, River Commons sits at the crossroads of Teaneck, Hackensack, River Edge and New Milford. The property offers convenient access from Route 4. The nearest train station (New Bridge Landing) is less than 1 mile away.


Described as a “daily needs retail location,” JLL said the property serves a community of more than 209,000 people living and over 104,000 workers within a 3-mile radius.
Townes said the team was “thrilled” to come full circle in Teaneck.
